Example

How the capital source changes your equity

Lenders size construction loans on total project cost, then check the loan against the stabilized value.

Equity = Total cost − Construction loan
Total cost (land, hard and soft)$20,000,000 Bank loan at 65% LTC$13,000,000 Equity needed$7,000,000 Private loan at 75% LTC$15,000,000 Equity needed$5,000,000

Stabilized value of $28,000,000 keeps both loans under 60% of value. Pricing, recourse and terms differ by source.

Common questions

Commercial construction FAQ

How is this different from residential new construction?

Commercial construction finances income-producing projects like apartment communities, sized on the finished property's income and the sponsor's experience. Spec homes, townhomes and small 2–4 unit builds fall under residential new construction.

How much equity do I need?

Plan on 25% to 40% of total project cost, depending on the lender. Private lenders allow more leverage than banks, usually at a higher cost.

Bank, private or HUD: which is right?

Banks offer lower pricing at lower leverage. Private lenders offer more leverage and speed. HUD 221(d)(4) combines construction and a 40-year fixed, non-recourse loan, but takes longer to close. We will show you the trade-offs for your project.

What happens after construction?

Most projects lease up on a bridge loan or construction extension, then refinance into long-term financing once stabilized.

What experience do lenders expect?

Lenders look for a sponsor or partner with completed projects of similar size and type, and a general contractor with a proven record.

Planning your next development?

Send us the project. We'll line up construction capital that fits.
