Max annual payment = NOI ÷ DSCR
Net operating income$600,000 Required DSCR1.25x Maximum annual debt payment$480,000

The loan is the lower of the LTV limit and the amount this payment supports at current rates. Required DSCR ranges from about 1.20x to 1.40x by program and market.

Common questions

Multifamily FAQ

Agency, HUD or bank?

Agency loans close faster with fixed terms up to about 30 years. HUD offers the longest fixed terms and non-recourse, but takes 90 to 120 days. Bank loans are more flexible on smaller or unusual properties.

Are non-recourse loans available?

Yes. Agency, HUD and Freddie Mac small balance loans are generally non-recourse.

How small a building can I finance?

From 5 units. Freddie Mac small balance loans start at $1 million, and bank programs on our long-term financing page go smaller.

My property needs work or has vacancy. What then?

Start with a bridge loan, then refinance into agency or HUD once it's stabilized.

Do you finance new apartment construction?

Yes. See commercial new construction.
